Ozark hills and a rural home in Phelps County, MO, on a clear fall day

Heating and Cooling in Phelps County, MO

At about 71 miles and 1 hr 17 min, Rolla is the longest drive on our whole service list, so Phelps County is not a place we can claim as local. We take heating and cooling in Phelps County by appointment from Hermann, and we ask you to call first and confirm scheduling. The county held 44,638 people in the 2020 census.

Planning heating and cooling in Phelps County around the drive

Three kinds of work justify 71 miles each way:

  • Planned replacements. An AC replacement booked in the off season can be quoted, ordered and scheduled on one clear plan.
  • Rental portfolios. Several units in one trip spread the drive across the jobs.
  • Ductless additions. A mini-split for a cabin or added room is a contained job with a set scope.

A no-heat night is a different case. Rolla has closer options than Hermann, and if one can reach you sooner, take it. Then call us for the longer-term plan. The office closes at 4 PM and stays closed on weekends, so plan your call around that.

Rolla rentals and a college-town housing market

Phelps County has the highest renter share on our list: 38.3% of its 17,329 occupied homes, per the latest five-year American Community Survey. Rolla is the county seat and largest city, and Missouri S&T, the university there since 1870, drives much of the rental demand. Our Rolla page covers the city itself.

Landlords are the natural fit for our distance. Student rentals run hard, with filters left unchanged and thermostats pushed around, and a planned spring visit helps head off the August call. Ask us about commercial maintenance scheduling if you manage several buildings.

Housing stock is mostly post-war. The median home dates to 1984, the 1970s are the largest single decade at 3,604 units, and only 6.9% of units predate 1940.

Electric heat and Rolla Municipal Utilities

Electricity is the main heating fuel in 62.1% of Phelps County homes, followed by utility gas at 17.0%, propane at 13.2% and wood at 6.2%. So heat pumps, air handlers and electric furnaces are the common call.

Who supplies that power depends on where you live. Rolla Municipal Utilities distributes electricity and water in Rolla under the Rolla Board of Public Works. Beyond it, a 2003 Missouri Public Service Commission filing lists Phelps among the counties served by Gascosage Electric Cooperative. Other addresses may differ, so check your bill.

Wooded karst depression in the Ozark hills of Phelps County
Karst ground is common in these hills, and it affects any plan involving a ground loop.

Ozark ground, from St. James to Edgar Springs

Phelps County covers 672 square miles of Ozark highland, with part of the Mark Twain National Forest inside it and Interstate 44 and U.S. 63 crossing it. Slaughter Sink, described as Missouri's deepest sinkhole, is here too.

That karst ground is the reason we would want a site assessment before pricing any geothermal loop. Long gravel lanes bring dust to outdoor coils, and homes tucked under forest cover shed leaves into condensers every fall, so clearing the unit is a job worth doing yourself.

St. James, Newburg, Doolittle and Edgar Springs are all in the county, without pages of their own. Each one changes the drive, so tell us the town when you call.

Which Phelps County jobs fit a 71-mile trip?

ServiceWhy it fits here
AC replacementThe county's 3,604 units from the 1970s are well beyond their first systems, and an off-season swap can be planned around a single trip.
Heat pump installationElectricity heats 62.1% of homes here, so a scheduled move from strip heat is one of the few jobs where our distance adds no risk.
Furnace maintenanceAt a 38.3% renter share, the highest on our list, an owner can line up several fall checks near Missouri S&T in one day.
Commercial HVAC maintenanceRental buildings and small offices around Rolla can run a spring and fall schedule, with dates set well before any drive.
Propane furnace servicePropane heats 13.2% of homes, often out past Edgar Springs and the forest roads, where a planned visit beats a January one.
Ductless mini splitsCabins and added rooms around St. James make a contained, single-day job with a set scope, which suits the 71 miles.

Who to ask about permits in Phelps County

The county's online directory lists no planning or building office, so start with the County Commission and ask who handles mechanical work on your road. The Assessor and Circuit Clerk are listed at 200 N Main Street in Rolla, if you would rather ask in person. Inside Rolla, check with the city. As of late 2026 Missouri leaves HVAC contractor rules to local government, so the answer is local and we will not guess at it here.

We are a Hermann company, here since 1998, and we will not pretend to be down the road. If planned work fits, call (209) 563-1270 and we will tell you what the schedule allows.

What customers say on Google

4.7 on Google(15 reviews)
“Hot water heater went out and Brian worked with us to help us find the correct replacement parts, and the repair process. He is knowledgeable, reliable and very responsive. He came out saw that we needed one more possible part and said he wouldn’t charge us labor until the water heater was up and running. We got the right parts he came out to install and had us up and running! We will definitely rely on him again for any future issues with HVAC, water heater, and or plumbing issues! It’s so nice to have hot water again!”

Good to know

Phelps County heating and cooling questions

Can you come to Rolla for a broken AC in July?

Maybe, but do not count on it for a fast fix. Rolla is about 1 hr 17 min from Hermann, so call first and ask what the schedule allows. If a nearby company can get there sooner, use them. We are a better fit for planned replacements and groups of rental units booked ahead.

Is my Rolla home on Rolla Municipal Utilities?

Inside its service area, likely yes. Rolla Municipal Utilities distributes electricity and water in Rolla and runs under the Rolla Board of Public Works. Check your bill to be sure. Ameren programs are for Ameren customers, so a municipal customer should not assume any Ameren heat pump offer applies.

I own several rentals in Phelps County. Can you group them into one trip?

That is the most sensible way to work with us at this distance. Send a list of addresses, equipment and model numbers, and we will see how many units fit a single trip. Booking tune-ups together in spring or fall spreads the drive across the jobs rather than repeating it for each one.
